The Gas Safety Regulations state that landlords must only use a Gas Safe registered engineer for maintenance and safety checks on gas appliances.

Landlords must be able to provide their tenants with an up to date Gas Safety record for each property and each gas appliance within the property should be included in the check.

In order to provide tenants with this record, landlords must, by law, have all gas appliances serviced annually by a Gas Safe registered engineer. The Gas Safe registered engineer will provide a Gas Safety record upon completion of the check.

Flue in voids

Some properties have been built with the boiler flue hidden behind walls and ceilings. This means that the whole flue can not be inspected, in order to insure that the flue is safe and not leaking carbon monoxide it needs to be seen.If you have a room sealed boiler which the flue cannot be seen an inspection hatch should be fitted every metre.
